Please read these Terms & Conditions carefully, as they govern your booking and stay and define the rights and obligations between you, the Property Owner, and any authorized representatives.

By making a booking through this website, you confirm that you have read, understood, and agreed to these Terms & Conditions. These Terms apply to the person making the booking (“the Guest”) and to all members of the guest party.

Booking & Contract

1. These Terms & Conditions form the entire agreement between you and “Summer on Crete Holiday Rentals” regarding your booking.
2. A booking request submitted via this website constitutes an offer to rent the property for the selected period.
3. The booking becomes binding only after written confirmation by “Summer on Crete Holiday Rentals” and receipt of the required payment.
4. The person making the booking is responsible for ensuring that all guests comply with these Terms & Conditions.

Payment Terms

1. A deposit of 30% of the total rental amount is required to confirm the booking.
2. The remaining balance must be paid no later than 60 days before arrival, unless otherwise agreed in writing.
3. For bookings made within 60 days of arrival, full payment is required immediately.
4. All payments must be made using the payment methods offered on the website.
5. Failure to make payments by the due dates may result in cancellation of the booking without further notice.

Cancellation Policy

1. All cancellations must be made in writing.
2. The following cancellation conditions apply:
   • More than 60 days before arrival: full refund minus any non-refundable transaction fees
   • 30–59 days before arrival: 50% of the total rental amount will be retained
   • Less than 30 days before arrival or no-show: 100% of the total rental amount will be retained
3. No refunds will be given for late arrivals, early departures, or unused nights.
4. We strongly recommend purchasing travel cancellation insurance.

The Property (Crete, Greece)

1. The property is located on the island of Crete, Greece.
2. Property descriptions and photographs are accurate to the best of our knowledge.
3. Minor changes to furnishings or layout may occur and do not constitute grounds for cancellation.
4. Should a major issue arise that materially affects the accommodation, guests will be informed as soon as reasonably possible.
5. For marketing purposes, the property may be presented under a commercial or fictional name.

Check-In / Check-Out

• Check-in: from 15:00
• Check-out: no later than 11:00

Early check-in or late check-out may be possible upon request and subject to availability.

Use of the Property

1. Only guests listed in the booking confirmation may occupy the property.
2. The maximum occupancy must not be exceeded.
3. The property is for private holiday accommodation only.
4. Events, parties, commercial use, photo/video shoots, or gatherings involving additional guests are prohibited unless approved in writing.
5. Subletting or transferring the booking is not permitted.
6. Breach of these rules may result in immediate termination of the stay without refund.

Children

Any information regarding child suitability is provided in good faith.
Parents or guardians are solely responsible for the supervision, safety, and behavior of children at all times.

Guest Behaviour

If, in the reasonable opinion of “Summer on Crete Holiday Rentals” or authorized representative, any guest behaves in a manner that causes danger, disturbance to neighbors, damage to the property, or breaches these Terms, the stay may be terminated immediately without refund.

Guests shall be liable for all resulting costs or damages.

Access to the Property

Guests must allow reasonable access to the property for maintenance, inspection, repairs, or housekeeping when required.

Pets

Pets are permitted only with prior written approval.
Unauthorized pets may result in additional charges or termination of the stay.

Force Majeure

No liability shall arise where performance is prevented by events beyond reasonable control, including but not limited to:

• natural disasters
• extreme weather
• fire, flood, drought
• pandemics
• acts of government
• airport or harbor closures
• transport disruptions

No refunds or compensation will be payable in such circumstances.

Insurance

Guests are responsible for adequate travel, health, medical, repatriation, and third-party liability insurance.
“Summer on Crete Holiday Rentals” accepts no liability for the absence of such insurance.

Guest Injury & Liability Disclaimer

Use of the property and its facilities (including pools, terraces, stairs, and outdoor areas) is entirely at the guest’s own risk.

“Summer on Crete Holiday Rentals” shall not be liable for accidents, injuries, illness, or death, except where required by mandatory Greek law.

Safety & Valuables

“Summer on Crete Holiday Rentals” is not responsible for loss, theft, or damage to personal belongings or valuables.

Damages

1. The property will be inspected before and after the rental period.
2. Guests are responsible for any proven damage or loss caused during their stay.
3. Repair or replacement costs may be deducted from the security deposit or charged separately.

Issues & Feedback During Your Stay

1. Guests must report any issues immediately to allow reasonable time for resolution.
2. Complaints raised after departure cannot be considered.
3. In some areas of Crete, temporary water or electricity shortages may occur. While assistance will be provided where possible, no liability is accepted for such disruptions.

Applicable Law & Jurisdiction

These Terms & Conditions are governed by Greek law.

Any disputes arising from or in connection with the booking or stay shall be subject to the exclusive jurisdiction of the courts of Crete, Greece.
